Security Deposit Rules in the UAE
A security deposit in the UAE is a refundable amount the tenant pays the landlord at the start of a tenancy to cover damage beyond normal wear. It is commonly 5% of the annual rent for an unfurnished property and around 10% for a furnished one, though the exact amount is set by the contract. The deposit is returned at the end of the tenancy, minus any evidenced deductions for damage, unpaid utilities, or agreed cleaning.

How much is a security deposit
There is no single legal figure; the amount comes from the tenancy contract and market practice. It is commonly 5% of the annual rent for an unfurnished home and about 10% for a furnished one. Confirm the amount and that it is described as a refundable deposit in the contract before you pay, and keep the receipt.
What a landlord can deduct
At the end of the tenancy the landlord can deduct only real, evidenced costs to restore the property to its handover condition: damage beyond normal wear, missing or broken items, unpaid utilities, and cleaning where the property was left dirty. Normal wear and tear, such as minor scuffs or faded paint from ordinary use, cannot be deducted. The Security Deposit Deduction Checker helps you see what is fair.
When the deposit is returned
The deposit is returned after handover, once the final utility bill is cleared and any agreed deductions are settled. Agree the deductions in writing with evidence, and keep dated photos of the property condition at move-in and move-out to support your position.
