Tenancy Renewal Notice Generator

A tenancy renewal notice is the written letter a landlord or tenant sends before a contract expires to renew it or to change a term such as the rent. Dubai law asks for this notice at least 90 days before the expiry date under Article 14 of Law No. 26 of 2007 as amended by Law No. 33 of 2008. Why the 90-day notice matters

Under Article 14, if either party wants to change a term of the tenancy at renewal, including the rent, they must tell the other party no less than 90 days before the contract expires, unless both sides agree otherwise. Sending a clear written notice on time keeps the renewal orderly and protects your position if there is a later disagreement.

What to put in the notice

A good renewal notice names both parties, describes the property, states the expiry date, and sets out what you propose: renewal on the same terms, a new rent, or another amended term. If the rent is changing, the increase should stay within the RERA index and the Decree 43 caps. Keep a copy and use a delivery method that gives proof.

Landlord and tenant notices

Either side can start the conversation. A landlord may give notice of a proposed rent change, while a tenant may confirm they wish to renew or ask to adjust a term. The tool produces the right wording for whichever role you select, with the legal reference included.

Frequently asked questions

How much notice is needed to change rent in Dubai?

At least 90 days before the contract expires, under Article 14 of Law No. 26 of 2007 as amended by Law No. 33 of 2008, unless both parties agree otherwise.

Can a landlord increase rent without notice?

No. A rent change at renewal needs at least 90 days written notice, and the increase is capped by the RERA index under Decree 43 of 2013.

Does a tenant have to give a renewal notice?

If a tenant wants to change a term at renewal, the same 90-day notice applies. To simply renew on the same terms, it is still good practice to confirm in writing.

How should I deliver the notice?

Use a method that gives proof of delivery, such as registered mail or a courier, and keep a copy of the letter and the proof.
