Tenancy Contract Renewal Help in Dubai
We handle your Dubai tenancy renewal from start to finish. We check whether any proposed rent increase is legal under Decree 43 and the Smart Rental Index, prepare the renewed contract, serve the correct notice where terms change, and re-register Ejari so your record stays valid. You keep your rights, avoid an unlawful increase, and finish with a contract that is registered, not just signed.
- Rent increase checked against Decree 43
- 90-day notice handled where terms change
- Ejari re-registered after renewal
- Free checkers if you prefer to do it yourself
What we handle
Renewal is where most tenants lose money, because a rent increase is only lawful if it fits the RERA rules and the notice was served in time. We check the increase against the Dubai Smart Rental Index and the Decree 43 brackets, confirm the 90-day notice position, prepare the renewed contract, and re-register Ejari. If the landlord proposed more than the law allows, we show you the number that is actually permitted before you sign.
The two rules that decide a renewal
- Notice: to change the rent or terms at renewal, either side must give written notice at least 90 days before the contract expires, unless both agree otherwise.
- Increase cap: any rent increase must follow Decree 43, which ties the maximum to how far your current rent sits below the Smart Rental Index average for a comparable unit.
Documents you need
- The current signed tenancy contract
- The current Ejari certificate
- Tenant Emirates ID and landlord identification
- The title deed or property reference
- Any renewal or increase notice you received
Re-registering Ejari after renewal
A renewed contract is not complete until Ejari is updated. The certificate must be renewed after the contract is renewed so the record matches the new dates and rent. We handle the re-registration through the Dubai REST app or a trustee centre so there is no gap.

Frequently asked questions
Can my landlord raise the rent at renewal?
Only within the Decree 43 cap, which depends on how far your current rent sits below the Smart Rental Index average, and only if the correct 90-day notice was given.
How much notice is needed to change the rent?
At least 90 days before the contract expires, unless both parties agree to different terms.
Do I need to renew Ejari when I renew the contract?
Yes. The Ejari certificate must be renewed after the contract is renewed so the record matches the new dates and rent.
What if the increase is above the legal cap?
You do not have to accept it. We show you the maximum allowed under Decree 43 and can raise it before you sign.
What does the service cost?
It depends on the renewal. Send your details for a quote. Government registration fees are set by the DLD and stated separately.
