Renewing is not the same as a new contract

A renewal carries the tenancy forward, usually with the same parties and property, and often with changed rent or terms. The key checks are whether a rent increase is allowed and whether notice was given in time. Both sides should sign the renewed contract, and in Dubai it is registered again through Ejari.

Rent increase and the RERA rental index

Dubai limits rent increases through the RERA rental index. An increase is only allowed when the current rent sits below the market range, and then in set bands. The official Dubai REST rental calculator shows the allowed range for a specific property. The tool shows your proposed change as a percentage so you can compare.

Notice timing

To change the rent or terms at renewal, the party proposing the change usually gives at least 90 days written notice before the end date. Missing the notice window can mean the tenancy renews on the same terms. Generate the letter with the renewal notice generator when it is live.
