The 90-Day Notice for Rent or Term Changes in Dubai

To change the rent or any term at renewal, a landlord or tenant in Dubai must give the other side at least 90 days written notice before the contract expires, unless both agree otherwise. This is the Article 14 rule, and it is separate from the 12-month notice needed to evict. If a proposed increase or change arrives with less than 90 days notice, it does not apply and the contract renews on the existing terms.

What the 90-day notice covers

Under Article 14, any change to the rent or the contract terms at renewal needs at least 90 days written notice before the contract ends. This gives the other party time to agree, negotiate or plan. It applies to both sides, so a tenant who wants to change terms must give the same notice.
