Is an Unregistered or Handwritten Tenancy Contract Valid in the UAE?

A tenancy contract is a valid agreement between the two parties even if it is handwritten or unregistered, but without registration it does very little for you. You cannot activate DEWA, you cannot rely on it for most official steps, and if a dispute reaches the Rental Dispute Center an unregistered contract weakens your case. In Dubai the law requires the contract to be registered through Ejari, so registering is not optional.

What unregistered actually means

A signed contract binds the landlord and tenant to its terms. What it does not do, until it is registered, is give you the official standing that DEWA, visa steps and the Rental Dispute Center expect. Article 4 of the Dubai law requires the contract to be registered with RERA through Ejari, so an unregistered lease is out of step with the law even if both sides signed it.

  • Steps that need proof of a registered tenancy are blocked.
  • The Rental Dispute Center gives less weight to an unregistered contract.
  • A landlord cannot easily enforce eviction or rent claims.

Handwritten contracts

A handwritten contract can be valid between the parties, but it will not match the official unified format, so it is harder to register and easier to dispute. The safer path is to put the agreement on the official format and register it.
