When to renew your Ejari
Ejari is tied to the tenancy contract, so each time you sign a renewed contract you register it again. Landlords and tenants usually handle the renewal around the contract expiry date. Keeping the registration current matters because DEWA, telecom accounts, and residence processes rely on a valid Ejari.
Documents you usually need
A renewal normally asks for the signed renewal contract on the DLD unified format, a valid Emirates ID for the tenant, a current title deed for the property, the DEWA premise number or a recent bill, and your previous Ejari certificate. If the rent is changing, the increase should follow the RERA rental index and the Decree 43 caps.
Rent changes at renewal
If the landlord wants to raise the rent at renewal, there is a limit set by law and a notice requirement. The increase is capped by how far the current rent sits below the market average, and the landlord must give at least 90 days written notice before the contract expires.
