Register first, then activate utilities
Start by registering the tenancy in your emirate: Ejari in Dubai, Tawtheeq in Abu Dhabi, or municipality attestation elsewhere. Registration is what lets you set up utilities and complete residence steps. Then activate DEWA, ADDC, SEWA or your local provider, along with cooling and gas if they are billed separately.
Record the condition
Before you move belongings in, photograph and video every room, note the meter readings, and check any inventory of furniture and appliances against what is actually there. This record is the single best protection for your deposit when you move out.
Keys, safety and contacts
Collect all keys, access cards and remotes and count them. Test the smoke detectors, air conditioning, water heater, windows and locks. Save the numbers for the landlord, agent, building management and maintenance so you can report issues quickly.
