Breaking a Lease Early in Dubai: Penalties Explained
Dubai law sets no fixed early-termination penalty. Article 7 of Law 26 of 2007 says a valid contract cannot be ended by one side alone during its term, so what you pay is decided by the early-termination clause in your own contract, not by statute. What the law actually says
Article 7 protects both sides by preventing unilateral termination of a valid contract. It does not set a payout for leaving early. That means the figure people quote, usually one or two months rent, comes from the contract, not the law. Read your early-termination clause first, because that is the number that binds you.

How to leave early well
The cheapest exit is an agreed one. Many landlords prefer a smooth handover to an empty unit and a dispute. Keep every message, because it becomes your evidence if it goes to the RDC.
What about job loss or leaving the country
Losing a job or relocating does not automatically cancel a contract or waive the clause. It is a strong reason to negotiate, and landlords often show flexibility, but the starting point is still your contract. Put the request in writing and agree the terms before you hand back the keys.
