Abu Dhabi Rent Increase Rules and Cap

As of June 2026, Abu Dhabi has frozen rent increases at zero percent on residential, commercial and industrial property, a temporary measure set by the Abu Dhabi Real Estate Centre until further notice. Before the freeze, and as the standing rule it replaces, Abu Dhabi applied a flat five percent annual cap. Abu Dhabi does not use a tiered rental index like Dubai.

The current position

The Abu Dhabi Real Estate Centre set the annual rent increase to zero percent from June 2026 across residential, commercial and industrial units. It is a temporary freeze and can be lifted or changed at short notice, so check the current position before you agree to any increase at renewal.

The standing rule the freeze replaces

Outside the freeze, Abu Dhabi caps annual rent increases at five percent of the current rent. It is a flat cap, not a matrix. Abu Dhabi does not measure how far your rent sits below a market index the way Dubai does, so the calculation is simpler: five percent is the ceiling when increases are allowed.

What to do if you are asked for an increase

While the freeze is in force, a rent increase at renewal is not permitted. If a landlord proposes one, you can decline and point to the current position. If the freeze is later lifted, the five percent cap applies and any increase still needs the correct notice before the contract expires.
