Sharjah Attestation Fees
Sharjah tenancy contract attestation costs four percent of the annual rent, set by Sharjah Municipality. The fee is paid at attestation, it is renewed each year with the contract, and it is what activates your SEWA electricity and water connection. Attest promptly after signing, because a late attestation can add a municipality penalty on top of the standard fee.
- Four percent of annual rent
- Set by Sharjah Municipality
- Activates the SEWA connection
- Late attestation can add a penalty
How the fee works
Attestation, known as Tasdeeq, is how Sharjah Municipality recognises your lease. The four percent charge is calculated on the annual rent stated in the contract, so a higher rent means a higher attestation fee. It is a government charge separate from your rent, deposit and any agent commission, and it recurs every year at renewal.
Fees at a glance
| Item | Amount | Notes |
|---|---|---|
| Attestation | Four percent of annual rent | Set by Sharjah Municipality |
| Late penalty | Added by the municipality | Applies if attested after the window |
| SEWA connection | Separate | Deposit and activation charged by SEWA |
Who pays
The fee is usually settled by the tenant as part of moving in, though it can be agreed between the parties. Either way it must be paid for the attestation to complete and for SEWA to activate.
